摘要:
随着社会经济的发展,商圈越来越受政府部门的关注。 商业圈分析,有利于商业圈的稳定发展和周边设施的完善。 当前基于商业圈分析的研究相对缺乏,因此,该文提出基于空间层次分析的方法建立商业圈评价模型。 选择交通、周边设施、商圈规模、店铺满意度和运营成本作为主评价要素,道路数、公交站数、公交路数等 22 个因素作为次评价要素。 采用缓冲分析、叠加分析和最近设施分析法进行空间信息数据的采集,通过 AHP 层次分析模型的建立和一致性检验方法,建立了商圈竞争力权重标准表,设计了空间要素分值计算方法,计算出了各商圈的竞争力分值。 采用乐山市城区数据进行测试分析,计算出商业圈各个要素的分值以及竞争力总分值,并进行商业圈竞争力分析,得出的商业圈分析结果与实际调查结果一致,证明了该模型准确可靠,为今后商业圈评价分析提供了理论参考。
Abstract:
With the development of social economy,business circle is more and more concerned by the government. The analysis of business district is conducive to the stable development of business district and the improvement of surrounding facilities. At present,the research based on the analysis of business district is relatively lacking,so we put forward a method based on spatial analytic hierarchy to establish the evaluation model of business district. Transportation, surrounding facilities, business district scale, shop satisfaction and operation cost are selected as the main evaluation factors,and number of roads,bus stops,bus routes and other 22 factors are selected as the secondary evaluation factors. We use buffer analysis, superposition analysis and recent facility analysis to collect spatial information data. By the establishment of AHP analytic hierarchy process model and consistency test method,we establish the weight standard table of business district competitiveness,design the calculation method of spatial element score,and calculate the competitiveness score of each business district. Using the data of Leshan City to test and analyze,calculate the score of each element of the business circle and the total score of competitiveness,and analyze the competitiveness of the business circle. The results of the business circle analysis are consistent with that of the actual investigation. The experiment proves that this model is accurate and reliable,which provides a theoretical reference for the evaluation and analysis of the business circle in the future.
